At the edge of Richmond’s rapidly redeveloping Scott’s Addition historic district sits 3200 W Broad – originally constructed in 1963 as a Holiday Inn and most recently known as the Quality Inn & Suites. Working with a local affordable housing developer, we were asked to conceptualize a multi-building, mixed-income property that makes use of both the existing structure and expands to incorporate the entire city block. In doing so, we sought to achieve a mix of social, economic, and environmental sustainability within the complex itself, while providing for accessibility and connectivity to the city as a whole. An adjacent city bus line and walkability to area restaurants, shops, and employment opportunities make this an ideal site for a development of this nature.
With the goal of creating a true community, the site plan incorporates a mix of residential and commercial elements, parking, and green space. The design is comprised of five distinct structures of five or six levels with a four-level parking deck nestled on the interior of the site. The ground floor plan calls for a mix of commercial and tenant community spaces, including a daycare and associated playground for tenants, with a mix of 1-, 2-, and 3-bedroom apartments above. A rooftop park with plantings, pathways, and a small pool, sits atop the parking deck, sheltered from the surrounding city and creating a unique amenity for tenants. The concept totals nearly 325,000 square feet over six levels with over 200 mixed-income housing units and 338 parking spaces.
