As the first building to break ground in Richmond’s new Diamond District, Dōma establishes a curated identity for the emerging 67-acre neighborhood. The six-story development will introduce 276 market-rate apartments, pairing the energy of city life with a design concept centered on urban serenity.

Utilizing LEED and WELL principles, the design applies evidence-based wellness strategies across the architecture, interiors, and landscape. In the lobby, a sculpted ceiling plane, concealed perimeter lighting, and biophilic elements soften the arrival sequence and eases the transition from public street to private retreat.

Instead of vast, echoing multipurpose spaces, amenities are micro-zoned around distinct daily rhythms. Intimate coworking alcoves nest inside the open lounge, balancing collaborative energy with privacy. At a side entrance, dedicated pet spas trap mud before it reaches main corridors. The wellness hub follows a logical arc from heavy strength training to saunas and cold plunges, with high-impact zones tucked far from residential walls to avoid disruption in living suites. Apartments extend the same level of consideration through custom details, such as concealed appliances, continuous task lighting, purposeful storage, and balconies on more than half the units.

The building’s stepped form opens views toward the energy of the district, while apartments wrap the parking garage to keep the streets activated and distinctly residential. Balconies bring depth, shade, and daily life to the façade, and tranquil interior courtyard allows for quieter activities.
